New Properties
Many home buyers choose newly built properties because of the quality, sustainability and choice they offer, but a new property transaction is more complex than that for an existing house or building.
If you purchase a property off plan it may not be possible to agree a definite completion date. Some builders may require the purchase price in stages; some may require an additional payment for extras which may not be included in the contract (such as extra kitchen or bathroom items).
Many other areas of the contract need to be checked and clarified by your solicitor to ensure that there are no unnecessary or burdensome restrictions on your use and enjoyment of the property, either during or after the completion of any further properties on the site.
Warranties
Most new homes are protected by the National House Building Council
(NHBC) 10-year Buildmark warranty and insurance, but some developers
use other warranty providers. Always check whether the builder is
NHBC registered.
With a new property not covered by a NHBC warranty or equivalent, ensure that the final building control certificate is available as without such a guarantee it will not be possible to obtain a mortgage.
Defects and disputes
Before you move into a new home, inspect it carefully and report any defects you find in writing to the builder. Retain a copy. If for any reason there is a dispute, make the NHBC office aware and forward copies of all correspondence on to them.
